Curb appeal may very well be one of the most important aspects of a home to spruce up when selling. Why is this, you ask? First impressions. Whether it be an open house or an individual showing, the outside of a house is the first thing a homebuyer physically sees. And itís their first impression of your home. First impressions set the pace of a showing. If the landscaping is lacking or nonexistent and the homebuyer is not excited to be viewing your home then it could leave them with a less than favorable impression, all before they step foot inside. If the house is exuding with appeal the homebuyer will be excited and eager to see more. This is not to say that the homebuyer will purchase solely because of the curb appeal. The rest of the home should reflect what made that potential homeowner as excited as when they first pulled up and laid eyes on the house and accompanying land. Here are a few tips to maximize curb appeal: Paint: A fresh paint job lays the foundation of curb appeal. Painting or siding an entire home can be expensive, but painting the front door, porch and stairs can be fairly inexpensive and take only a day or two. Try adding a pop of color to the front door to really make your home stand out from the rest. Mulch: Is there anything better than freshly laid mulch? The smell alone can set the tone at a showing, but itís the color that brings it home. Try choosing dark colored mulch with a light colored home to really make it stand out. Flowers & Bushes: Who doesnít like flowers? You really canít go wrong with any type of flower; they are all beautiful. However, itís best to choose low maintenance flowers and bushes just incase the next homeowner isnít looking for extensive yard work. The added color from the flowers and bushes only enhances the amazing curb appeal you will have when youíre done. Lawn & Yard: Maintaining a healthy lawn and clean yard is essential. Burnt or patches of missing grass make the yard look unkempt and not cared for. To ensure bright, green grass invest in a spring clean up of the yard (many landscaping companies offer this service), which includes raking, fertilizing, mowing, etc. Seeding may also be necessary in areas of missing grass. Continue to water and mow throughout the spring, summer and fall for maximum beauty. Lastly, messy yards that include items that pile up over time such as toys, wood, etc. should be tidied up. Curb appeal is not only important when selling a home but also maintaining the value of a home. A house is an investment so make sure to take care of it. By doing so, you'll be able to maximize the space in your house and make your home more attractive to homebuyers. Ultimately, you'll want to create a household storage plan to ensure you can make the most of the space at your disposal. And with the right skills and know-how, you should have no trouble storing antiques, photographs and other personal belongings and getting rid of clutter in your house simultaneously. So what does it take to develop a household storage plan? Here are three tips to ensure you can create an effective household storage strategy: 1. Conduct a Home Storage Assessment. Which items do you want to keep, and which items can you live without? Separating your treasured belongings from your clutter is essential and will enable you to free up space in your house without delay. A home storage assessment also enables you to determine where you may be able to store various items as you showcase your residence to homebuyers. For instance, you may want to keep holiday decorations in a box in your attic or basement. Or, you might consider placing all of your summer clothing in a storage bin under your bed. But regardless of how you decide to use the storage space at your disposal, you'll first need to perform a home storage assessment to ensure you'll be able to maximize the space that is available. 2. Use Storage Boxes and Trash Bags. For items that you intend to keep, use storage boxes to organize these belongings. Also, be sure to label each box accordingly. And if a box contains fragile items, don't forget to mark it as such. On the other hand, if there are items you plan to dispose of, be sure to place these items in trash bags. That way, you can put the trash bags out on trash day and eliminate various items from your home. In addition, some items may hold value even if you don't need them. And if an item looks like it's in great condition, you may want to consider selling it online or as part of a yard sale. 3. Stay Organized. Although you'd like to be able to sell your residence as quickly as possible, the real estate market offers no such guarantees. However, if you stay organized, you'll be able to enjoy a clean, clutter-free home throughout the duration of the home selling process. After you develop a household storage plan, be sure to follow it consistently. This will enable you to keep your house looking great and improve your chances of generating interest from homebuyers far and wide. Remember, a pristine home is an attractive house, particularly for homebuyers who are searching for a residence that offers plenty of space and an awe-inspiring appearance. Thereís many different things that can make or break a home sale. When youíre selling your home, you want it to be as attractive as possible to buyers. Besides proper staging, thereís plenty of things that you can do to attract buyers and get the best price for your home. 


Donít Let Gutters Hold You Back


Routine gutter maintenance can save you a lot of grief later. Just simply taking the time to clean your gutters can prevent a lot of damage to the foundation of your home. Water will be able to run off to surface of your home properly. 


The Roof Is A Problem Area


Roofs typically last anywhere between 20 and 25 years. If itís approaching the end of its lifespan, or if it needs repairs, youíre wise as a seller to spend money on the roof. It will keep buyers interested, and youíll be able to negotiate a better return on the sale of your home. You can even get a certification that the roof is in good shape to help you during the inspection phase.

While replacing some appliances doesnít seem like that big of a deal to homebuyers, having more modern appliances in your home helps buyers to see that you have done some updating. It wonít leave buyers wondering what else needs to be replaced in the home if the appliances are from the current decade.   


The Doors And Windows Are A Pathway To Selling


When potential buyers enter your home, expect them to open your doors and windows. Any windows that are stuck or doors that donít work properly can be red flags to buyers who are looking for homes that have been well-kept. Replacing the windows in your home can bring you a return of between 50 and 80%. Complete replacement may not be necessary if the windows are still functioning as they should. 


Maintain HVAC Units For Happy Buyers


Typical well-cared for HVAC systems can last up to 25 years. One that is aging can be a problem area for some buyers. If you donít want to lose a sale, an old heating and cooling system can be an issue for you as a seller. Keep in mind that this could also be a place for negotiations during the sale of the home.  


The Foundation Gives Buyers An Overall Picture Of The Home


Cracks in the walls or the foundation itself can be a sign of larger problems in the home. You should fix any cracks in the foundation or issues with the walls. Definitely have a plan in place in case buyers worry about any repairs that were made to the foundation, especially after the inspection.

One of the big areas that can be a deal breaker in the sale of a home is the discovery of radon. This is a radioactive gas that is a proven carcinogenic. Itís found in rocks, salt, soil and water. This one thing can throw both buyers and sellers for a loop, so do your research in the selling process.

One of the biggest reasons that you wonít find the right buyer for your home is the listing price. Without a good pricing strategy, your home could stay on the market for a long time. Be sure that youíre not listing a property above the market value so youíre not missing out on the right buyers.
